How long is a title affidavit good for and can it be used to rent a house?

I'm in a quandry right now about whether to keep or sell my house. My lawyer says my options are to either get a title affidavit if we want to sell it, or to get the house title if we want to keep it. I believe he said the title affidavit would be about $200 vs a house title which would be about $2000! I'm leaning more towards either selling or renting the house as I can't afford to keep the house right now. I was told that a title affidavit would be sufficient proof of ownership in order to rent the house, is this true? Also how long would a title affidavit be good for? It could take me at least a couple of years to decide whether I want to keep the house or not. I appreciate any ideas anyone has!
